lender will discount a loan balance. These circumstances are usually related to the current real estate
market and the borrower's financial situation. In such instances, the lender would have the right to
approve or disapprove of a proposed sale of the property.
A big advantage for a homeowner is that a short sale has less of an impact on their credit rating.
The difference between a foreclosure and a short sale can be as much as a 400 point credit rating drop.
In addition, a short sale is typically faster and less expensive than a foreclosure.
A short sale can be very complicated, paper intensive and require persistent communication with

Deed-In-Lieu of Foreclosure
The Deed-in-Lieu of Foreclosure allows a mortgagor in default, who does not qualify for any other
option, to sign the house back over to the mortgage company. This option may not be accepted from
mortgagors who can financially make their mortgage payments. In addition, this process must be completed
within 90 days of initiating the process.
